Johnson City will have a new 60-unit assisted living facility on Knob Creek Road by Med Tech Park.
The facility, Dominion Senior Living of Johnson City, is being developed by owner/operator Dominion Development Group, a Knoxville-based group of companies involved in real estate development, construction, and management of multifamily, commercial, and senior housing.
Dominion is no stranger to the Johnson City market. In 2009, Dominion worked with Marc Murphy of Mitch Cox Realtor, Inc. to purchase the Greenwood Farms apartments along Greenwood Drive in Johnson City, around the corner from East Tennessee State University. Dominion renovated the units and still manages them today.
In 2014, Mark Taylor, President of Dominion, circled back with Murphy to find a site for the assisted living center in Johnson City.
The Mitch Cox-owned land at 2412 Knob Creek Road showed promise but required rezoning from MS1 (medical services) to R4 (medium density residential). On September 19, 2013, the City approved the land for R4 rezoning.
“The location was the right size, had grade work already done, and was near medical facilities,” Marc Murphy said. “It’s a visible and prominent site to highlight their brand and presence in the market.”
Vertical construction began in December 2013 with a grand opening scheduled for May 1, 2015.
“Having been in the market before, we’ve gotten to know the town and all the principals of our company love Johnson City,” said Mark Taylor. “We are excited to invest into the community to fill a need for seniors to experience physical, spiritual, and emotional care in a world-class, faith-based facility.”
The 45,000 square foot facility will feature wood-floored rooms ranging from “The Hemlock” of 304 square feet to “The Sycamore” of 583 square feet.
Dominion Development Group previously developed two senior living centers in Knoxville, one in Sevierville, and Johnson City will be the fourth. And the company has plans to build additional locations in the Tri-Cities.
On Monday, March 16, the Bristol planning commission approved a special use permit for Dominion to develop Bristol Senior Living, a 25,000 square foot 40-unit assisted living and dementia and Alzheimer’s care center on Volunteer Parkway across from Lowe’s. Marc Murphy of Mitch Cox Realtor performed the site selection. Construction is scheduled to begin June 1, 2015 with a grand opening set for June 1, 2016.
Dominion is also developing a similar product in Maryville, Hixson, and Crossville, Tennessee.
Mark Taylor said, “After the first three assisted living centers, we figured out the model and put in place the management team to continue growing across Northeast Tennessee.”
